824 Center Ave N offers an incredible opportunity to step into a fully renovated commercial property designed and built out as a premier child care center. Sitting on 3.22 acres with abundant parking and highway frontage, this property is turn-key and ready for its next chapter. The campus includes 10,735 sq. ft. of main daycare space plus an additional 8,633 sq. ft. full gym and activity center. Outside, you’ll find 34,000 sq. ft. of secure fenced play areas, in addition to 25 paved parking spaces and easy access off blacktop roads. Located directly on Highway 218 with excellent visibility, the property benefits from high traffic counts and a central location between Rochester, Owatonna, Albert Lea, and Austin. The property underwent a complete $2.1 million renovation completed in 2022, transforming it from its former office and vehicle use into a modern child care facility. Every detail was considered, from in-classroom bathrooms and changing areas, to a commercial kitchen, STEAM room, administrative offices, conference rooms, and exterior/emergency access for each classroom. The gym features a full-size regulation size basketball court, offering endless programming options. When last operated, the combined license across both buildings allowed for 134 students. With Blooming Prairie’s elementary and highschools less than five minutes away and a growing demand for child care across rural Minnesota, this property is uniquely positioned to help address a critical community need. Zoned B-3 General Business District, the property is not limited to childcare use. Additional possibilities include converting gym with its garage door to a large shop/garage, private or charter schools, fitness and recreation centers, medical or wellness clinics, event, retreat or community centers, professional office complexes, or specialty retail. With its size, location, and quality of renovation, this property is well-suited for an ambitious buyer ready to make a lasting impact in the community or expand their commercial portfolio.
