Property Description

Prime real estate is all about location and this 80 acre tract is located in one the most exclusive whitetail neighborhoods in Wisconsin! The property is positioned in the heart of Buffalo County and centrally located between Tell, Modena & Urne. The heavily timbered bluff is full of red & white oak trees with portions of the woods where the canopy has been intentionally opened to generate new undergrowth. A large windstorm this summer created several thick blowdown areas that were primarily Aspen trees which will quickly regenerate into ideal cover and browse. There are approximately 23 acres of open ground with several good established food plot locations as well as some rentable acreage. The topography includes several different benches and saddles that create natural travel corridors for cruising bucks. The current owners installed a number of different strategic water hole locations to attract wildlife. The way the property sets up, you have several options to hunt for just about any wind direction. A maintained trail system offers ATV access to each corner of the property and just about everywhere in between. The front slope of the property was planted to switch grass earlier this year which will continue to thicken and create outstanding cover for years to come. The south portion of the parcel features an ideal build site with easy access, southern exposure with views that have to be seen to be truly appreciated!
