Property Description

Yellow River frontage is the headline here: three lots, each feature 150 feet of river frontage and over one acre, offered together as one property totaling 450 ft of frontage and 3.46 acres. The river features a slow-to-moderate current with a few gentle rapids, making room for canoeing, kayaking, fishing, and outdoor recreation with nature providing the soundtrack. A cabin & sleeping loft are centered on the middle lot, with a framed front room ready to be finished. The 128-foot drilled well provides good-quality water, with the cabin ready for future bathroom and kitchenette installations. The land perks for a conventional septic system, with a septic bid available for your resource. Additional buildings include a partial covered screen house/bunk house building including bar style platform, Storage shed, bunkroom and a permitted privy. Use the existing setup as a base camp, finish the cabin, or explore the possibility of adding two more cabins, subject to applicable approvals. Nestled within the land is a garden, a fenced row of grapes (needs fixed), raspberries, ferns, wild flowers and towering pines and mature trees. Nearby options include a neighboring boat launch, UTV/ATV trails, snowmobile trails, bars and grills, golf, and entertainment. A property with plenty of room for recreation, projects, and a few good river stories.
